For Sellers
Selling When You're Not Local — or When Tenants Are Still in Place
Many of the homes I list belong to people who don't live nearby anymore, or to owners who still have tenants. Both situations need more coordination than a typical vacant, owner-occupied sale. I'm Cassie Maas, Realtor with Anderson Christie (DRE #01778312), and this is a regular part of my work in Los Gatos, the Santa Cruz Mountains, and Santa Cruz County.
Out-of-area sellers
- I can be your eyes on the ground: walk-throughs, vendor access, photos, open houses, and inspections.
- Clear updates for trustees, heirs, and family members who live elsewhere — so everyone knows what's next without needing to fly in for every step.
- Coordination of clean-out, repairs, staging, and showings when you can't be here day to day.
Out-of-area sales often overlap with settling a trust or estate. If that's your situation, see trust, estate & probate sales.
Homes with tenants in place
- Selling with tenants requires respect for lease terms, notice rules, and access for showings and inspections.
- I help you plan timing, communication with tenants, and how to present the home while someone is still living there.
- Some buyers are comfortable with tenants (investors); others want vacant possession — we'll price and market with that in mind.
- I'm not giving legal advice; lease and notice questions should go to an attorney when needed.
How I work with you remotely
- A call first to understand who's involved, the timeline, and whether the home is vacant, owner-occupied, or tenant-occupied.
- A property visit and honest prep plan.
- Vendor coordination and showing management so you're not the go-between.
- Regular updates through escrow.
Frequently asked questions
I live out of the area. Can you handle showings and vendors?
Yes. I can coordinate access, walk-throughs, vendors, inspections, and showings, and keep you updated along the way so you don't need to be here for every step.
Can you sell my home while tenants are still living there?
Yes, with careful timing and respect for the lease. We plan showings and communication with your tenants, and price and market the home with tenant occupancy in mind. For lease and notice questions, talk with an attorney when needed.
Who will be the listing agent on my home?
I will. I'm personally the listing agent on every listing — you work with me from first walk-through to closing.
